Rent Collection Service

Where the Landlord requires collection of rents and the deposit service, then fees will be charged and will be deducted from rents due.

 

The Rent Collection Service includes:

  • Advising as to the likely market rent achievable.
  • Advertising and generally marketing the property by erecting a To Let board at the premises and by advertising in the local press and on the Internet. We will endeavour to accompany all viewings.
  • Interviewing prospective tenants and taking up full references including bank reference, employer and previous landlord character reference. When necessary, additional security would be requested by means of a guarantor. In the case of a Company a full bank reference would be taken.
  • Preparing the Tenancy Agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts and renewing the Agreement where necessary at the end of the Term.
  • Liaising with a Landlords Mortgagees where necessary with regard to references and Tenancy Agreement.
  • Taking a deposit from the Tenant to be either held by the agent as stakeholder and registered with the Tenancy Deposit Solutions Insurance Scheme or paid into The Deposit Protection Service run by Computershare Investor Services Plc until the end of the Tenancy when the property and contents have been checked for unfair wear and tear.
  • Arranging a Rental Guarantee Warranty if requested by the Landlord.
  • Arranging a full Inventory and Check In at the commencement of the Tenancy, if requested by the Landlord.
  • Collecting the rent monthly and paying over to the Landlord monthly (normally sent within a week of collection) less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord.
